What Determines the Cost of Bed Bug Treatment?

Bed bug heat treatment pricing is based on three factors: the square footage of your home, the layout and complexity of the structure, and — critically — how long bed bugs have been present.

Square Footage

Larger homes require more heaters, more fuel, and more time to reach killing temperature throughout every room.

Home Layout

Multi-story homes and complex floor plans take longer to heat uniformly — especially stairwells, closets, and structural voids.

Infestation Age

Infestations present for a year or more — especially after prior chemical treatments — require our extended 24-hour protocol.

Two Treatment Protocols — and Why They Exist

Not every infestation is the same. We use two heat treatment protocols based on the history and severity of the infestation.

Standard Protocol

6–8 Hour Heat Treatment

For infestations that have been present for approximately 9 months or less. We raise the entire structure to 130–140°F, hold the killing temperature (122°F+) for at least 3 hours throughout every area of the home. You leave in the morning and return that evening.

Typical 3-bedroom home
~$1,400
Extended Protocol

24-Hour Heat Treatment

For infestations present for a year or more — particularly homes previously treated with chemical pesticides. Repeated chemical applications push bed bugs deeper into walls, behind baseboards, and into structural voids. Our 24-hour protocol holds lethal temperatures for a full day to penetrate every hiding spot and eliminate the entire population.

Typical 3-bedroom home
~$1,800

Why We Always Start With a Free Inspection

No two infestations are identical. During our free inspection, our technician determines the extent of the infestation, identifies whether prior chemical treatment has driven bugs deeper into the structure, and assesses the home's layout — all factors that determine which protocol is right for you and what your exact price will be.

We don't upsell. If the standard 6–8 hour protocol is right for your situation, that's what we'll recommend. Our technicians are here to get the job done right — not to sell you the most expensive option.

Pricing Questions, Answered

Bed bug heat treatment typically costs between $1,400 and $2,200+ for a standard residential home, depending on square footage, home layout, and how long the infestation has been present. A typical 3-bedroom home with an infestation under 9 months runs around $1,400 for our standard 6–8 hour protocol. The same home with a longer-standing infestation requiring our extended 24-hour treatment is approximately $1,800.
Bed bugs that have been present for a year or more — especially in homes previously treated with chemical pesticides — retreat deep into walls, behind baseboards, and into structural voids that are very difficult to reach. Repeated chemical applications train bed bugs to avoid exposed surfaces and push deeper into the structure. Our 24-hour extended heat treatment holds lethal temperatures much longer to penetrate these harder-to-reach areas and achieve complete elimination. This extended protocol requires more fuel, equipment time, and technician hours, which is reflected in the cost.
A 24-hour extended heat treatment for a 3-bedroom home typically runs around $1,800. For a larger home — such as a 3-story, 4-bedroom home of approximately 2,200 square feet — the 24-hour treatment is approximately $2,200.
For a 3-story, 4-bedroom home of approximately 2,200 square feet, our standard 6–8 hour heat treatment is around $1,800. If the infestation requires our extended 24-hour protocol, that same home is approximately $2,200.
Three main factors determine the cost: (1) Square footage — larger homes require more heaters, more fuel, and more time to reach killing temperature throughout. (2) Home layout — multi-story homes and complex floor plans take longer to heat uniformly. (3) Infestation age — infestations present for a year or more, particularly after prior chemical treatments, require our 24-hour protocol to eliminate bugs that have retreated deep into the structure.

Yes — we offer free inspections and estimates for qualifying residential properties with no obligation to proceed. Our technician will inspect your home, assess the infestation, determine whether our standard or 24-hour protocol is right for your situation, and give you an exact quote.
Heat treatment eliminates bed bugs and eggs in a single treatment with no chemical residue. Chemical treatments require multiple visits over weeks or months, often require furniture disposal, and bed bugs can develop resistance to pesticides. When you factor in multiple chemical treatment costs plus potential furniture replacement, professional heat treatment is often the more economical solution — and it actually works the first time.
